01

What to look for

  • Nevada contractor's license in good standing
  • General liability and workers' comp insurance
  • Strong Google and BBB reviews
  • Based in or regularly serving your city
  • Clear scheduling and written estimates
  • Responsive communication before the job starts

02

Before you hire

  1. 01Define the job: what is wrong, your timeline and budget, and any HOA approval or permit it needs.
  2. 02Get two or three written estimates and compare the scope of work, not just the price.
  3. 03Confirm any license the work needs. For contractors, the Nevada State Contractors Board license search shows whether the license is active, whether the name matches and whether the classification fits the job.
  4. 04Get everything in writing: scope, materials, price, schedule, warranty and how changes are approved.
  5. 05Never pay most of the job upfront. Payments should follow the progress of the work.

Las Vegas notes

  • Tile roofs often need new underlayment rather than new tile. Ask whether your tiles can be lifted and reused.

  • Clear the scuppers on flat roofs each October. Blocked scuppers pool water on the membrane.

  • Monsoon storms can drop up to an inch of rain in an hour. Have flashing and roof edges checked before July.
