What to look for

  • A Nevada inspector of structures certificate
  • A sample report you can read first
  • Errors and omissions insurance
  • Strong Google and BBB reviews
  • Add-ons for pools, sewer scopes and termites
  • A clear turnaround time for the report

02

Before you hire

  1. 01Define the job: what is wrong, your timeline and budget, and any HOA approval or permit it needs.
  2. 02Get two or three written estimates and compare the scope of work, not just the price.
  3. 03Ask for the inspector's Nevada certificate number and a sample report before you book.
  4. 04Get everything in writing: scope, materials, price, schedule, warranty and how changes are approved.
  5. 05Never pay most of the job upfront. Payments should follow the progress of the work.

Las Vegas notes

  • A standard inspection covers the major systems. Pools, sewer lines and termites are separate inspections.

  • Caliche and clay soils can cause foundation movement. If cracks are growing, get an engineer's report.

  • On new construction, book an inspection before your builder warranty runs out.
